Why Asphalt Sealcoating Should Be Part of Your DFW Commercial Property Maintenance Plan
Your commercial parking lot takes a beating every single day. Sun, rain, vehicle traffic, chemical spills, and the Texas heat all work together to break down asphalt surfaces. Over time, unprotected asphalt oxidizes, becomes brittle, and develops cracks that let water penetrate the base layers. What Asphalt Sealcoating Actually Does
Sealcoating is a protective barrier applied to existing asphalt pavement. It is not a cosmetic treatment — though it does make your parking lot look like new. The primary purpose of sealcoating is to prevent the oxidation and weathering that cause asphalt to deteriorate. A high-quality coal tar or asphalt-based sealer fills minor surface voids, binds loose aggregate, and creates a waterproof layer that resists UV rays, oil and gas spills, and freeze-thaw damage. When to Schedule Sealcoating in DFW
Timing matters with sealcoating. The material needs to cure properly, which requires dry weather and temperatures above 50 degrees Fahrenheit for at least 24 hours after application. In DFW, the ideal windows are spring (March through May) and fall (September through November). Summer heat can cause the sealer to dry too quickly, reducing adhesion and longevity.
