Every commercial property manager in Dallas-Fort Worth eventually faces the same question: a sidewalk panel has settled three-quarters of an inch, or a parking lot slab has sunk enough to create a trip hazard. The repair needs to happen, but should you level it or replace it entirely? The answer depends on several factors, and making the wrong choice can cost thousands in unnecessary expenses or repeated repairs.

The primary cause of concrete settlement in North Texas is expansive clay soil — the region’s notorious “black gumbo” soil that swells when wet and shrinks during drought. This seasonal movement creates voids beneath concrete slabs, causing them to settle unevenly. Over time, the cycle of expansion and contraction turns minor grade differences into significant trip hazards and drainage problems.

When Slab Leveling Makes Sense

Concrete slab leveling — also called polyurethane foam injection or slab jacking — is the right choice when the concrete itself is structurally sound but has settled out of its original position. The process is surprisingly simple: small-diameter holes (typically 5/8 inch) are drilled through the settled concrete at strategic locations, and a high-density structural polyurethane foam is injected beneath the slab. The foam expands in seconds, filling voids and lifting the concrete back to its original grade. The key benefits that make this approach attractive for commercial properties include:

When Replacement Is Necessary

Full concrete replacement becomes necessary when the damage has progressed beyond what leveling can address. Signs that replacement is the better option include extensive cracking across the slab surface — particularly if cracks show vertical displacement, meaning one side is higher than the other. Sub-base failure, where the soil beneath the concrete has washed away or become so compromised that the slab is unsupported over large areas, also requires replacement. Surface deterioration from years of weathering — spalling, scaling, and aggregate exposure — indicates that the concrete has reached the end of its service life and replacement is the appropriate solution.

Replacement involves saw-cutting a clean perimeter around the damaged section, removing the failed concrete, excavating and re-compacting the sub-base with proper drainage, and pouring new 3,500 psi concrete with air entrainment for freeze-thaw resistance and epoxy-set rebar dowels tying the new pour into the surrounding slab.

The bottom line: If the concrete is sound but settled, level it. If the concrete is cracked and failing, replace it. And always address the underlying soil or drainage issue first, or the new concrete will fail the same way the old one did.
