What is Floor Scrubbing?

Scrubbing utilizes a specialized machine that combines water, soap, and mechanical brushes to agitate the surface. Because these machines immediately vacuum up the water, they are ideal for interior applications, polished concrete, and areas sensitive to standing water. However, while scrubbers work well on smooth floors, they often struggle with the porous nature of standard parking garage concrete.

Why Professional Power Washing is More Effective

Power washing utilizes high-pressure water (often heated) to penetrate deep into the pores of the concrete. Specifically, our units use hot water to lift embedded oil, soot, and grime that a brush simply cannot reach. Since 1981, we have found that scrubbers tend to leave a trail of mud behind on unfinished garage surfaces. In contrast, power washing lightens the concrete and restores its original appearance by extracting contaminants from within the substrate.

The Importance of Volume (GPM)

Many low-cost companies use residential-grade machines from local hardware stores. These machines might have high pressure (PSI), but they lack the necessary volume (GPM). Specifically, our commercial units operate at up to 7 gallons per minute. This high volume is critical because it flushes the debris away efficiently. Without high volume, the cleaning process takes much longer and often leaves behind unsightly “wand marks” or swirl patterns.
