Does Pressure Washing Remove Oil Stains?
As a leading property maintenance company, we frequently receive calls to pressure wash parking lots and garages. Often, customers want to remove deep oil stains from parking stalls or clean up a recent grease spill. This leads to a common question: Does pressure washing remove oil stains? The answer depends on the age of the stain and the specific cleaning methods used.
The Science of Cleaning: Why Water Usually Works
Water molecules are polar, meaning they have a positive charge on one end and a negative charge on the other. This unique structure allows water to dissolve other polar substances easily. In fact, water dissolves more substances than any other liquid. However, this scientific property is also why water alone struggles with automotive fluids.
Why Water Alone Cannot Dissolve Oil
By definition, oil is non-polar. This means it will not dissolve in water, which is why the old saying “oil and water do not mix” is scientifically accurate. Even when using high-pressure and high-temperature equipment, water cannot break the chemical bond of an oil stain. Over time, oil leaks penetrate deep into the pores of the concrete, making them nearly impossible to remove with a standard power wash.
The Role of Surfactants and Detergents
To mix water with oil, we must introduce a surfactant. A surfactant breaks the surface tension of the water. These molecules are hydrophilic (water-bonding) on one end and hydrophobic (oil-bonding) on the other. Common soaps act as surfactants, allowing oil molecules to be suspended in the water so they can be rinsed away. While this helps, it is not always a perfect solution for older stains.
What to Expect When Pressure Washing Oil Stains
The effectiveness of commercial pressure washing on oil depends largely on timing and surface type. If you address a spill within a few days, a professional wash with industrial soap can remove most of the residue. However, the longer the oil sits, the deeper it travels into the concrete through a process called adhesion. Once this bond forms, standard soap and water will only lighten the stain rather than remove it.
Professional Solutions for Deep Stains
When high-pressure water isn’t enough, a more intensive chemical treatment is required. C & D Commercial Services has served the Dallas-Fort Worth area since 1981, providing the expertise needed to handle complex property maintenance. We use specialized degreasers and professional equipment to lift stains and restore your pavement’s appearance.
- Rapid Spills: Best removed within 7 days using hot water and surfactants.
- Set-In Stains: Require professional-grade chemical emulsifiers.
- Porous Concrete: May require multiple treatments to lift oil from deep pores.
