The Dallas-Fort Worth climate and soil conditions produce predictable patterns of paver failure on commercial properties. Understanding these failure mechanisms is the first step toward effective repair.
- Sub-base erosion from water infiltration: When joint sand fails, water penetrates through paver joints into the base aggregate, carrying fine particles out from beneath the pavers and creating voids that cause surface settlement.
- Edge restraint failure: Perimeter restraints that have failed or were under-specified allow lateral paver creep and pattern spread, particularly in vehicular traffic areas.
- Vehicular overloading: Pavers installed at a lower thickness rating than the actual traffic load will crack, break, and settle under repeated heavy vehicle passes.
- Tree root intrusion: Roots from mature landscaping adjacent to paver areas lift and displace paver surfaces, creating trip hazards and drainage disruptions.
- Freeze-thaw cycling: Winter freeze-thaw cycles lift and separate pavers, especially where water has saturated the base or sub-base.
Signs Your Commercial Pavers Need Repair
Property managers should watch for these indicators of paver distress: visible settling or dip areas where pavers have sunk below surrounding grade, creating tripping hazards and water pooling; paver separation where gaps open between individual pavers or sections shift out of alignment; joint sand loss leaving open joints that allow water infiltration; and cracked or broken pavers from vehicular overloading or base failure. Minor issues — isolated settling, localized sand loss, or a few cracked pavers — can typically be repaired without full surface replacement.
Our Diagnostic-First Repair Process
C & D follows a diagnostic-first approach to commercial paver repair. We begin with a full site evaluation to identify the root cause of the failure — examining drainage patterns, edge restraint conditions, joint sand integrity, and base condition through test excavations where needed. The repair method is then determined by the diagnosed cause.
For isolated settling affecting localized areas less than 50 square feet, we remove affected pavers, excavate and replace compromised base aggregate, re-compact the base, and reinstall pavers with fresh polymeric joint sand. For widespread settlement or sub-base failure, the entire affected area is removed, the sub-grade is corrected with geotextile fabric and drainage improvements where needed, new base aggregate is installed and compacted in proper lifts, and pavers are reinstalled to the original pattern. For edge restraint failure, existing restraints are removed, new galvanized steel or concrete curbing is installed, and pavers are reset with proper compaction.
