The Engineering Challenge: DFW Expansive Clay Soils
Commercial paver installation requires significantly more engineering precision than residential paver work — particularly in Dallas-Fort Worth where expansive clay soils create unique sub-base challenges. Unlike asphalt or poured concrete, pavers are a segmented paving system that depends entirely on the quality of sub-base preparation, base aggregate compaction, edge restraint installation, and drainage design. When any of these elements is compromised, the entire paver surface shifts, sinks, or separates within one to three installation cycles.
DFW’s heavy clay soils expand when wet and contract during dry periods, creating lateral and vertical forces that destroy improperly installed paver surfaces. C & D engineers every installation with appropriate base depth — typically 6 to 12 inches of compacted Class 2 or Class 1 aggregate base depending on load rating — geotextile stabilization fabric where soil conditions require it, and positive drainage slopes that direct water away from the sub-base.
Commercial-Grade Material Specifications
We specify and install pavers rated for the actual traffic load of each project. Material selection is not a one-size-fits-all decision — it is an engineering specification based on expected loads, traffic patterns, and site conditions.
- Pedestrian plaza pavers: 2 3/8 inch thickness for walkways, courtyards, and pedestrian-only zones.
- Vehicular pavers: 3 1/8 inch thickness rated for full fire truck and delivery truck axle loads in drive aisles and parking areas.
- Joint sand: Polymeric sand with proper polymer content for the application, applied by mechanical broadcasters and compacted into joints with multiple vibration passes.
- Edge restraints: Galvanized steel or heavy-duty concrete curbing — never plastic landscape edging that fails under commercial traffic.
- Setting bed: 1-inch ASTM C33 concrete sand screeded to tolerance over the compacted base.
Proper Compaction & Installation Sequencing
Base aggregate is compacted in maximum 6-inch lift thicknesses using vibratory plate compactors or rollers sized to the project area, achieving minimum 95% Standard Proctor density before any paver is laid. Pavers are installed in the specified pattern, vibratory-compacted into the sand setting bed, and sealed with polymeric joint sand. The result is a paver surface that functions as a structural pavement system rather than a decorative surface.
For new construction, we coordinate with the general contractor and civil engineer to integrate the paver sub-base with the site’s stormwater management system. For retrofit projects on existing commercial properties, we evaluate whether the existing base can support new pavers or requires full excavation and replacement.
